About the suburb we serve

Kings Langley is one of the most settled suburbs in north-western Sydney. The suburb opened in 1976 on what had been the historic Vardys orchard land. From there, it grew steadily through the late 1970s and 1980s. Today, it has matured into the kind of suburb where many of the original owners are still in their homes — often with children and now grandchildren living in surrounding streets. The housing is overwhelmingly three- and four-bedroom brick family homes on full-sized blocks, with a smaller mix of duplexes and townhouses near Sunnyholt Road. Owner-occupiers hold almost 86% of the suburb’s homes, which ranks among the highest rates in greater Sydney. As a result, the median house price now sits around $1.6 million.

In terms of who lives there, the demographic is distinctly different from the newer release suburbs around it. The median age is 41 — significantly older than Glenwood, Schofields or Box Hill. In addition, the suburb has a predominantly Anglo-Australian character. English, Irish, Scottish and Italian ancestries feature among the most common, alongside long-established Maltese and Filipino families. Two-income households remain the norm. However, you also see a substantial share of retirees and semi-retirees, multi-generational families, and adult children buying nearby to stay close to ageing parents.
